The UK is entering one of the most significant periods of construction demand in a generation.
Across the country, there is growing pressure to deliver new schools, more housing, better temporary accommodation, modern defence infrastructure and high-quality public buildings. The need is undeniable, yet the industry continues to rely on systems that were never designed to meet today’s pace or scale.
For decades, construction productivity has remained largely unchanged. Skills shortages continue to widen, programmes become increasingly difficult to manage, and fragmented supply chains make consistent delivery harder than it should be. Too often, projects fail to maximise the social and economic value they could create for local communities, despite the investment being made.
The irony is that the solutions already exist. Advances in manufacturing, AI and automation, digital engineering and modern methods of construction have created an opportunity to ramp up productivity in a way that has never been done before. The challenge is no longer whether the technology is capable. It is whether businesses are prepared to embrace a different way of building. That belief sits at the heart of SEMCO.
We established SEMCO to bring together design, engineering, manufacturing and delivery into one integrated system, creating a more intelligent, efficient and dependable approach to construction. As a volumetric modular manufacturer based in East Sussex, our focus is on producing buildings that deliver faster, perform better and create greater long-term value for clients, communities and the wider industry.
Our current capability spans housing, hospitality and education, with several other sectors coming online before the end of 2026. Supported by the production capacity, accreditations and operational systems needed to deliver projects at scale.
Every aspect of the business has been designed around consistency, quality and certainty, replacing complexity with a manufacturing-led approach that gives clients greater confidence from the outset. This isn’t a concept or a vision for some point in the future.
Our factory is already in production. Modules are moving through the manufacturing process every day. We have an excellent team in place, our leadership team brings decades of experience delivering complex developments, and our project pipeline is already growing.
SEMCO represents our belief that construction can become more productive, more predictable, more streamlined and more responsible without compromising on quality. By applying the principles of advanced manufacturing to the built environment, we believe the industry can deliver better outcomes while creating greater social value and stronger local economies.
